Assuring Building Safety Act Compliance Through Structured Information Delivery
IIMBE is partnering with Wates Residential across multiple high-rise developments, including Byron Quarter, a 149-home regeneration scheme delivered under the UK Building Safety Act (BSA).
Challenge
BSA introduces strict requirements for the Golden Thread of Information. Without structured, validated data across design and delivery, projects risk non-compliance, delayed approvals, and long-term safety exposure.
Wates needed confidence that information governance, not just design coordination, would stand up to regulatory scrutiny.
IIMBE Role
IIMBE acts as Information Manager, responsible for ensuring BSA-aligned information governance and delivery across the project lifecycle.
DEFINE
We defined how information would be created, structured, and validated in line with Employer’s Information Requirements and BSA expectations.
This included establishing a compliant BIM Execution Plan and clarifying responsibilities across the supply chain to ensure accountability for information quality and traceability.
DELIVER
We led federated model coordination and structured validation reviews to ensure asset information met defined standards at each stage.
Our oversight exposed gaps early, enforced consistency across disciplines, and ensured that compliance requirements were embedded into day-to-day delivery — not left to end-stage verification.
ENABLE
We supported the structured collation of COBie data and Golden Thread information, ensuring safety-critical data, documentation, and digital records were complete, validated, and accessible.
This positioned the asset for compliant handover and ongoing building safety management.
Outcome
Regulatory compliance was embedded into delivery, not retrofitted at the end.
